The value of a home is based on its characteristics. When an agent evaluates a home's value, he is looking at aspects such as land size, square footage, age, type, condition, room numbers, and the quality of the home and the items in it. The value is also tied to the value of the homes around it and the area it is in.

A deck adds value because it increases living space--specifically outdoor living space. Homes that have multiple options for entertaining and relaxing are of higher value in a buyer's eyes. Decks and patios give that added space, but also the enjoyment of being outdoors. When entertaining, it gives people a place to go that isn't the kitchen, and opens up space within the house.
